Acquisition Criteria


​With no institutional restrictions on our investments, we are able to seek out and invest in a wide variety of commercial real estate assets and can close quickly if needed with a short due diligence period. Our preference is for assets with the following criteria:

Multifamily

  • 200+ units in primary, secondary and tertiary markets
  • Minimum deal size $5m, or $1m if in Southern California, Kansas City, Albuquerque or Little Rock. No maximum
  • Preference for assets that are off market and with low occupancy/significant deferred maintenance or high operating expenses
  • LIHTC properties eligible for Qualified Contract or with the LURA expiring in 24 months or less

Retail

  • Minimum deal size of $10m in primary, secondary and tertiary markets. No maximum
  • Preference for retail centres with a diversified tenant base not affected by online sales and with no tenant having more than 25% of the leasable space

Loan Acquisitions

  • Non performing and sub-performing loans
  • Minimum deal size of $1m, $5m+ preferred
  • Environmentally contaminated properties OK
  • Preference for multifamily, office and industrial assets
